Preparation Checklist. To save time, it is always helpful when the photographer arrives to homes which are already cleaned and tidy. The checklist will help home owners to get ready. The checklist should be downloaded by the listing agent to be used for communication with the owner.

If you require some advice and tips on how to make a good real estate photography, here are some points we could share with you:

1. Suitable equipments for real estate photography:

  • Advance compact or DSLR camera (with RAW format capability)
  • Ultra wide angle lens (e.g.: 10 - 20mm focal length for APS-C)
  • Circular polariser and ND gradation filters
  • A strong external flashgun
  • A sturdy tripod
  • A computer installed with photo editing software (e.g.: Photoshop)

2. When is the best time to take photos.

Anytime during the day will normally produce reasonable pictures. However, the best time to take pictures are generally early in the morning or late in the afternoon when the light are most colourful and striking. Here are an example to illustrate the difference.

3. External front photo of the house is the most important one.

Why? Because external house photos are often most likely be the first, sometimes even the only photo the buyer see. During their searching process, your listing only have one splitting second to give the best impression for the buyer to click and look further. So the question in our mind when taking front house photos, is always how to make this house stands out in the listing advertisement.
